	Can you believe we are almost half-way through 2009?!	<br>
		<br>
	June 4th we held our Annual RPAC Auction.  If you missed it, you missed a great function.  We had great food, good fellowship & a super auction with some fabulous items; all for a good cause.  RPAC (REALTOR(r) Political Action Committee) is a great fund that has helped us as REALTORS(r) keep money in our pockets.  Last year alone it is estimated that it saved the average agent around $8,000.  That's a lot of savings.  It has kept us from paying a sales tax on our commissions.  It has helped us defeat the local option transfer tax on several occasions.  It helped stop "under the table" cash rebates from being legal in Tennessee.  The list goes on and on.  Many thanks to Matt Collins and the Legislative Committee for putting together a great event.  A special thanks to all of you who donated items to be auctioned and to those who attended and bid.  If you were unable to attend or have never attended, make plans to be there next year!  It is a fun event!!	<br>
		<br>
	Sandra Gandee and our Social Committee are already hard at work planning and preparing for our REALTOR(r) Celebration (installation dinner).  This year the event will be held on Saturday night, November 21st at the UAW Banquet Hall in Spring Hill.  Mark your calendar now so you won't miss this event-filled night!  It will be here before you know it.	<br>
		<br>
	Hope you are all enjoying the wonderful weather!  Spend some time enjoying the warmer temps with family & friends doing something fun!	<br>

	NAR has advised us of a recent FRAUD ALERT from the U.S. Treasury.  Fraudulent financial documents claiming to be backed by the Treasury or other government entities are being used to pay financial obligations not limited to obligations in the purchase of real estate.	<br>

<strong>	DIGITAL CAMERA BUYING GUIDE	</strong><br><br>
	Advertising listings has NEVER been easier than it is today.  We've come a long way from taping a picture to a typewritten page so that it can be photocopied.  Today, we just take our handy dandy digital camera, snap a shot, and upload it to the World Wide Web for millions to see.  Digital Cameras range in price from just ten to thousands of dollars, and there are so many varieties to choose from that it is overwhelming. <strong>	REMINDER ABOUT REALTRACS REGISTRATION	</strong><br>
		<br>
	A recent e-mail regarding upcoming RealTracs education has caused some confusion among members wanting to register for courses.  In order to ensure that there are plenty of opportunities for new members to become educated on the basics of using RealTracs, SMTAR offers a RealTracs 1 class that is not usually advertised.  This class takes place on a separate day than the regular RealTracs training and is not available for online registration through RealTracs.net.  For this class, members must contact the association to register.  FOR ALL OTHER REALTRACS COURSES, YOU MUST LOG IN TO REALTRACS TO REGISTER.  The association cannot register members for the regular RealTracs courses (usually held on a Thursday).	<br>
		<br>

<strong>	BACK TO BASICS:  COPING WITH AN UNSTEADY MARKET:  THE GOLDEN RULE & THE LAW	</strong><br><br>
	In nature, living creatures will do whatever it takes to survive.  Insects will take on creatures hundreds of time their size to protect themselves or their nests.  When faced with disaster, they do what comes next; rebuild.  Humans possess this instinct of survival, but in our "civilized" world, use of that instinct often falls into question.	<br>
		<br>
	As our industry has suffered, so have those who rely on it.  Many of those in trouble have implemented their survival instinct in such a way as to produce positive, progressive results.  Others, however, have taken a lower road and attempted to circumvent a few rules to get the job done.  Choosing the lower road often causes greater suffering in the end.	<br>
		<br>
	Federal and state laws have been written to protect both the real estate licensees and members of the public who participate in a real estate transaction.  If you attempt to circumvent that law, you may find it more difficult to claim its protection when you are wronged.  Here are a few big points about Tennessee Law that agents should be aware of:	<br>
<ul><li>	Misrepresentation - It's the number one complaint of most buyers and sellers.  The bottom line: be creative, but tell the truth to the best of your abilities.	</li>
<li>	Supervision - Brokers, you need to be keeping an eye on your agents.  In addition to regular business activities regarding transactions, you should also be looking at the license status of those with your firm.  The license status has three areas; the actual status (active, retired, inactive, etc.), education status, and E & O insurance status.  Brokers should ensure that these areas reflect the accurate status of the person in your office.  Failure to address problems in the area of license status could result in hefty fines.	</li>
<li>	Agency Relationships - Be sure that all parties know who you represent in the transaction.  This includes YOU!  Many agents will blindly complete paperwork to comply with the law without an understanding of what their responsibilities are as defined by this paperwork.  Remember - you can only wear one agency "hat" at a time, and you need to make sure you know which one it is before you put it on top of your head.	</li></ul>

	REALTORS(r) have a second level of responsibility, the REALTOR(r) Code of Ethics.  This Code is based on the Golden Rule: "Do Unto Others As You Would Have Them Do Unto You".  Unfortunately, some have found the major loophole in the Golden Rule:  perhaps you want others to do business "under the table" so that it's a little easier to do it yourself.  As you can imagine, this was not the intention of the Code of Ethics, and this is why so many issues have been clarified in the Articles and Standards of Practice of the Code of Ethics.	<br>
		<br>

	The bottom line is that cutting corners usually works out to be more trouble and cost more money than it is worth.  Following the rules will result in happy (and repeat) clients more often than not, so keep yourself in check during these tough times.	<br>

<strong>FROM THE PRESIDENT'S DESK</strong><br>
If April showers are supposed to bring May flowers, what does the flooding bring??  Hopefully it will wash in bunches of buyer and sellers for all of us!!<br>
<br>
Fay, Mary and I have now completed all our county tours.  We went "on the road" to meet with all of you in your home towns to bring you a little information that we needed to share but more importantly to hear what was on your mind and what you needed from us.  While we can't provide you with what you want most (CLOSINGS!!), we did hear what you had to say and will be sharing it with the Board of Directors in upcoming meetings.  For the most part, everything seems to be running smoothly and for this we are most thankful!<br>
<br>
The Scholarship Foundation met during April and was able to choose SIX scholarship recipients.  We received over 150 applications this year and choosing was a difficult task to say the least.  Make sure you attend the business luncheon in August to meet the well deserving winners!<br>
<br>
Next month brings our annual RPAC auction --- mark your calendars for June 4th!  Our Legislative Committee is very hard at work to make this an amazing and fun event.  The great news is, this year it will be INDOORS at the Memorial Building in Columbia and we won't have to battle the heat as we have in the past few years... even rain will not be a problem!  So... bring an empty stomach for a great meal and a full wallet so that you can bid on some great items - all to raise money for our RPAC fund!<br>

<strong>RPAC AUCTION</strong><br>
The Annual RPAC Dinner and Auction will be held Thursday, June 4th at the Memorial Building in Columbia.  Please be sure to call your reservations in early to ensure that you have a seat!  Cost for attendance is $10.<br>

<strong>FOLLOW UP ON MAGNETIC CAR SIGNS</strong><br>
Last month, we reported that the existence of any signage on your vehicle could result in a traffic ticket if you fail to obtain commercial tags for your vehicle.  This article sparked many questions and much concern over its legitimacy.<br>
<br>
We cannot be sure of how officers in your individual areas plan to handle the enforcement of this law.  Some may enforce while others do not.  We DO know that this information has been researched by TAR Attorneys, and that it is legitimate.  We have been advised that enforcement of this STATE law was to begin on April 1st.  <br>
<br>
We have been alerted that, in addition to obvious signage on your vehicle, items INSIDE your vehicle could result in a citation if they are observed by an officer.  Items such as an open laptop, listing forms and contracts, and other items in your vehicle could indicate to an officer that your vehicle is being used for your business.  And, yes, if you are observed at a property showing with your vehicle - it could be assumed that you are using your vehicle for commercial purposes.  These are most-assuredly worst-case scenarios, and you should understand that law enforcement officers have MANY other laws to enforce.  These items just make you more susceptible to penalty under this law, and we would be remiss if we did not make you aware of them.<br>

<strong>PREPAY YOUR 2010 DUES!</strong><br>
Current members of SMTAR may now begin to prepay their annual membership dues for 2009.  At this time, we know that your 2010 annual dues will be AT LEAST $200 for Affiliate and Secondary REALTOR(r) Members and AT LEAST $400 for Primary REALTOR(r) Members.  The full amount of the dues will be due on January 1st of each year, and you will receive an invoice or statement detailing the amount of the dues minus any payments received in November.  Please submit your payments in $50 increments only.<br>
<br>

<strong>DESINGATED REALTOR(r) CERTIFICATION</strong><br>
Each year, we must verify the number of active licensees in our member firms.  To accomplish this, a DESIGNATED REALTOR(r) CERTIFICATION FORM is sent to each Principle Broker for verification.  In order to reduce the amount of time each broker must spend on this task, we have elected to revamp the process of handling these forms.  Over the next several weeks, Principle Brokers should watch their e-mail box and mail box for a personalized DESIGNATED REALTOR(r) CERTIFICATION FORM.  When you receive this form, please review it for accuracy, sign it, and return it to the association by the designated due date.<br>
<br>
In some cases, a payment may need to be submitted with the return of this form.  If you have questions regarding payment for agents who HAVE NOT paid dues to an association, please contact Rebecca with at 931.381.5556.<br>

<strong>MARKET STATUS</strong><br>
The number one question on the lips of just about every  person that passes through SMTAR's doors is:  "How's the Market Doing?"  Well, we've compiled a graph for each county to show you exactly how the market's doing!  Copy the link below and paste it into your web browser!<br>

Statistics for the counties in SMTAR's jurisdiction show that the average sales price in our area as a whole has been fairly stable for some time now despite a steady decline in the number of homes sold.  Overall sales, however, have been fairly stable since November 2008.  Traditionally, we do see an increase in sales during the summer months.  Hopefully, the May statistics will reflect the beginning of this trend.<br>

<strong>BACK TO BASICS:  COPING WITH AN UNSTEADY MARKET:  TRAINING</strong><br>
While watching the real estate market fluctuate, any observer of real estate professionals will notice one key fact:  The old pros are not nearly as panicky as the rookies.  Why is this?  Shouldn't everyone be equally upset by the market conditions?  Well, the truth is that those old pros are as upset over the market as the rookies, but their years of experience have taught them that this is just the natural sway of the real estate industry.  They have battened down the hatches and are patiently riding out the storm.  So, you ask yourself...if they're not busy selling real estate, what, exactly, are they doing? March was a busy month for SMTAR!!<br>
<br>
The Tennessee Association of REALTORS(r) Mid Year Conference was held in Cool Springs.  Mary Scott, Fay Robinson, Matt Collins and I attended the Director's Meeting where some interesting topics for leadership were discussed.  We also all attended REALTOR(r) "Day on the Hill" where, along with other board members, as well as the SMTAR 2009 Leadership Academy, were able to meet with quite a few of the legislators that represent our eight-county jurisdiction.  We were able to spend some time with each legislator and discuss with them the issues that REALTORS(r) and our profession are battling this year.<br>
<br>
The Sentrilock conversion is now history!!!  ~ I'm sure Mary, Rebecca and Tammy are all breathing a deep sigh of relief.  Thanks to their hard work, the transition went smoothly.  Most importantly, NO more Supra boxes with other agents in Middle Tennessee.  Everyone is now on the same lockbox system, so showing homes should be an easier experience for us all!<br>
<br>
Our 1st business luncheon of the year was held in Lincoln County in March.  We had a phenomenal turnout along with great food and a wonderful speaker.  Emil Mongeon spoke to the group about some hot topics in our business - foreclosures and short sales. He shared with us some very useful information.  Thanks to our program committee for a wonderful and timely program!!<br>
<br>
April brings a continuation of our county tours.  Mary Scott, Fay Robinson and I continue to be "on the road" to meet with you regarding some of our issues, share some information and to hear what you have on your mind.  Check your e-mails for dates, times & locations for your county.  If you are unable to attend in your own county, feel free to join us in another county that fits your schedule.<br>

<strong>SENTRILOCK, SENTRILOCK, SENTRILOCK</strong><br>
Yes, we know that you are tired of hearing news about Sentrilock.  We would be fibbing if we told you that we weren't tired of talking about it.  After all, what more could we POSSIBLY say?  Well......<br>
<br>
NUMBER 1:  SUPRA KEYS NO LONGER WORK IN MIDDLE TENNESSEE.  THE KEYS AND CRADLES DO NOT BELONG TO YOU.  IF YOU DO NOT RETURN THE KEYS TO SUPRA, PLEASE BE PREPARED TO PAY UP TO $500 TO SUPRA FOR YOUR KEY AND CRADLE.  There are still a few who have not returned the product.  SMTAR will not return the product to SUPRA for you.  You must mail it directly to SUPRA.  Please contact SUPRA at 1-800-545-9601 for instructions on how to return your SUPRA key and cradle.  Please note that if you still have your key and DID NOT pay the SUPRA Lease fee in 2008, you may be required to pay this lease fee.<br>
<br>
NUMBER 2:  Please be advised that lockboxes cannot be transferred from one agent or firm to another.  If you are transferring a listing to another agent, lockboxes borrowed from SMTAR must be returned to the association office.  The new listing agent must obtain a lockbox programmed for their Sentricard for the listing.  If you transfer from a firm who borrows lockboxes to a new firm and are able to transfer your listings with you, you must return the lockboxes to your old firm.  If you do not do this BEFORE RealTracs is notified of your transfer, then you may not be able to release the shackles on the lockboxes borrowed by the old firm.<br>
<br>
NUMBER 3:  Thanks to everyone required to submit a lockbox inventory this year.  We have not completed our end of the process just yet, but this year all initial inventory reports were submitted within just a few days of the deadline.  Everyone's compliance with the inventory deadline shortens the amount of time that Association Staff must invest in this review and allows us to switch focus to other projects.  We'll see you next year!<br>

<strong>MAGNETIC CAR SIGNS ARE ILLEGAL</strong><br>
Well, at least, they MIGHT be.  According to the Tennessee Association of REALTORS(r), you must have a commercial license plate to have a magnetic sign on your car advertising your business.  Here's the article from the TAR Digest (3/31/09):<br>

"4. HOT LINE: Magnetic Car Signs?<br>
QUESTION:  An agent of mine heard in a class last week that it is illegal for a REALTOR to have a magnet sign on their vehicle unless they have a commercial license plate (or the new REALTOR plate)!  It is our understanding the police are currently giving warnings, but will be writing citations beginning April 1, 2009. Is this true?<br>
<br>
ANSWER:  YES. Placing these magnetic signs on your vehicle does in fact convert the vehicle into a commercial vehicle which would require commercial tags. Also, it IS our understanding that the police in some counties will soon be writing tickets for violation of this law!<br>
<br>
HOWEVER, you can also sign up for one of the attractive REALTOR license plates tags ("Celebrating Homeownership"), and - if we secure the necessary 1000 purchasers - you may, with this plate, have a magnetic sign on your vehicle and still be in compliance with the law, even without commercial tags. An additional update to this article was published in the TAR Digest on April 6th.  This one points out that the law governing signage on cars is not limited to magnetic signs.  Those of you with your "mugshot" or wording pertaining to your real estate business should perk up and read on:<br>
<br>
"<strong>5. HOT LINE ADVISORY: More on License Tags</strong><br>
<br>
There is much confusion concerning whether real estate agents are required to have commercial tags on their automobiles. Statutes governing the registration of vehicles and obtaining car tags are overseen by the TN Department of Revenue and are contained in Tenn. Code Ann. 55-4-101, et seq. We have spoken to the Department of Revenue for guidance on this issue.<br>
<br>
Pursuant to Tenn. Code Ann. 55-4-105(e):<br>
<br>
(1) The holder of a valid and outstanding certificate of registration for a noncommercial vehicle shall apply for its renewal through the office of the clerk of the county of the owner's residence. The registration issued for a commercial vehicle may be renewed through the office of the clerk of the county of the owner's principal place of business within the state, or of the county of incorporation in the case of a corporate owner or of any other county in which the owner or corporate owner maintains an office or place of business. Any applicant for the renewal of a registration under which the fee is to be prorated or apportioned and any nonresident for renewal shall, within the discretion of the commissioner, make application directly to the division.<br>
<br>
(2) For the purposes of this subsection (e), "commercial vehicle" means any vehicle that is operated in the furtherance of any commercial enterprise; provided that vehicles with Tennessee Association of Realtors new specialty earmarked license plates shall be deemed not to be commercial vehicles.<br>
<br>
PLEASE note Paragraph (2). If you are operating your vehicle in furtherance of your job as a real estate agent (not necessarily limited to those using magnetic signs), then your vehicle must be registered as a commercial vehicle according to this statute.<br>
<br>
There is one exception. As an alternative, you may obtain a REALTOR tag and be exempted from obtaining a commercial registration. The legislation granting approval for the Realtor(R) tag does contain an exemption within it so that real estate agents are not subject to having to have commercial registration as required in Tenn. Code Ann. 55-4-105(e) above. See Tenn. Code Ann. 55-4-310(d) which states "Notwithstanding any provision of part 1 of this chapter to the contrary, motor vehicles that are registered with Tennessee Association of REALTORS new specialty earmarked license plates shall be deemed not to be commercial vehicles." If you do not have one of these tags on your car and you use the car for the furtherance of you real estate profession in any way, then by the above statute, you are required by law to register that vehicle as a commercial vehicle.<br>
<br>
The REALTOR tags are not yet available. Therefore, if you are presently using your vehicle in furtherance of your real estate profession, then by the black and white language of the law, you are required to have commercial tags. This law has been in force for quite some time, but it has recently come to our attention that it is now being enforced in certain parts of the state.<br>
<br>

<strong>BACK TO BASICS:  COPING WITH AN UNSTEADY MARKET:  DIVERSITY</strong><br>
It would be great if this was another article about Fair Housing and Equal Opportunity - two things that should be top priorities in your business. However, that's not the purpose of this article.  Read on for tips on how to diversify your business.<br>
<br>
We've been listening to our members discuss their strategies for coping with this crazy market over the last several months.  The one strategy that is prevalent is that members have stepped outside their specialties to list, or sell, whatever crosses their path.  Sound a little crazy?  Well, for those of you who have been in the business for less than two years, the idea of working in only one area of real estate may be a little foreign to you.  Many REALTORS(r) have discovered that they are really good at working with just buyers, or just sellers, or in just one property category or price range.  Until recently, this has been the perfect plan.<br>
<br>
These days, REALTORS(r) are considering the "road less travelled" because they must.  Diversifying is often the most logical step to take when times are tough.  You just want to be sure that you're doing it the right way.  Here are a few tips to keep you headed in the right direction even if you take a separate path:<br>
<ul><li>Don't Be Afraid to Step Outside Your Comfort Zone:  Hey, everyone has a little "jelly" in their knees these days.  Go ahead and try something a little different while everyone else is experimenting.</li>
<li>Adapt to Your Client:  You must figure out where your client is coming from to be able to provide them with unforgettable service.  Little things make a big difference.  When your clients feel as though you're connecting with them, they feel safer and more secure in their real estate transaction. <li>Avoid Over-Diversifying:  Review the reasons why you began to specialize or work in one area of real estate to start with.  You don't want to overwhelm yourself by adding too many variables to your business.</li>
<li>Research A Little:  If you're taking on a new listing type, take the time to review any laws that govern the type of listing you are working with.  Tips are in abundance on the web, and any tip is worth a moment of contemplation.</li>
<li>Get A Web Page:  Many REALTORS(r) do not have a presence of their own on the internet.  Believe it or not, people will visit the web and "Google" you to see what the world has to say about you.  Even a single web page can allow you to say loads about yourself and the cost is just a little.</li>
<li>Don't Forget to Diversify Your Advertising:  Do you normally advertise in print only?  Consider radio advertising or beef up your web advertising.</li>

March is here, so Spring can't be far behind (I hope).  Hopefully the warmer weather will lift our spirits and bring out all the buyers as well!!

March also brings the TAR Spring Conference in Cool Springs.  It is usually a great event and this year will be no exception.  Make sure you get registered today for the great education classes that are being offered.  It is a great way to get our much needed continuing education as a reasonable price.  It is also an opportunity to meet REALTORS(r) from all over the state.

Last month we kicked off our 2009 Leadership Academy for SMTAR.  Congratulations to Ken Banks, Meechie Biggers, Cathy Goodman, Debra Griggs & Lisa Pearson for making this year's class!  The SMTAR Leadership Academy is a wonderful experience and chance to learn more about your local and state associations and how they operate. Your Board of Directors understand that business is not booming the way it has in past years.  We want to help our members through this challenging time. 	We would like to take this opportunity to thank everyone for their patience and understanding during the week of March 9th - our Sentrilock Card Conversion.  During this time, many of you came in to exchange your Sentricard for the new RealTracs Sentricard, but some of you were out conducting regular business.  If we missed your call, we do apologize.

	This conversion was a successful one, and most of our members who exited the building expressed gratitude for the quick and efficient manner in which the RealTracs and SMTAR staff handled the exchange.  We appreciate those positive comments, and hope that you are satisfied with the outcome of this decision.

	If you have questions regarding the "aftermath" of the conversion, please let us know:  smtar@realtracs.com.  If you forgot to exchange your card or were unable to attend the conversion, you will still be able to exchange your card during our regular business hours.  The best times to stop by are 9AM - 2PM when the office is well-staffed.  We do recommend that you call before you come to ensure that someone will be in the office to handle your exchange:  931.381.5556.  You will not be able to update old Sentricards after March 20th. <strong>NOTICE OF TREC RULEMAKING HEARING</strong>

	On Thursday, April 2nd, the Tennessee Real Estate Commission is scheduled to meet to conduct a rulemaking hearing.  A full list of rule changes to be considered is located at

A few items of interest:
<ul>
<li>Rule 1260-02-.02 could be completely amended to clarify the proper procedure for handling the release of an agent from a firm.  This has long been an area of confusion, and this new language is much more specific than the previous wording of the rule.
</li>
<li>Rule 1260-02-.12 could be completely amended to clarify advertising requirements.  Particular attention should be paid to the following sections:
<li>2(d) which could require written permission from the property owner when an agent other than the owner's agent advertises a property
</li>
<li>4(a) which could require that a listing firm's name and phone number appear on all pages of their website
</li>
<li>4(b) which could require that a statement regarding ownership of the listing be made on each page of a website when listings are displayed from an outside database (such as the MLS)
</li>
</li></ul>

Because these items could be easily overlooked, we felt it important to point them out.  Remember, these rules have NOT yet become "the law".  We will advise you of the results of this Rulemaking Hearing when they become available.

We feel that many of you are missing out on the news and information that we publish in our monthly newsletter, so we thought we'd make it a little less difficult for you to view this newsletter.  This new format is published right in your e-mail so that you do not have to click a link to our website, unless you just want to.  We hope that you will enjoy receiving this information, but if you don't, please let us know.  The Newsletter mail list is managed separately from our regular Association mail list, so you can opt out of receiving the Newsletter and still receive other important information from your Association.

Hopefully everyone is settled into 2009 and has gotten "back into the groove" after the holidays.

I am very excited about a new project we are working on.  With a slower market, networking with other agents and professionals in related businesses is a great tool to enhance our business opportunities.  More and more agents, as well as other professionals, are networking using Facebook.com.  If you are not already participating on this site, I encourage you to give it a try.  SMTAR is currently working on a page for our members to link to and "become a fan"!  It is just another way for us to communicate with our members.  Check it out!  I think you will enjoy networking with other agents while also staying in touch with friends and family as well as re-connecting with people you haven't heard from in a while.  Oh, and it's a lot of fun too!

<STRONG>ONE DAY/CONTRACTOR CODES TO BE DISABLED</STRONG>
<br>
	In an effort to ensure the integrity and security of the Sentrilock Lockbox System, the Board of Directors of the Middle Tennessee Regional MLS (RealTracs) have elected to disable the One Day Code and Contractor Code features of the Sentrilock Lockbox.  We know that many of you have relied heavily on the One Day Code and Contractor Code features and understand your concern.  Most agents who used the day codes to show properties will now be able to obtain a Sentricard at their local association.  Appraisers who use one day codes are eligible for REALTOR(r) membership and are thus also eligible for a Sentricard.  Those who fall into other categories may be eligible for Affiliate membership, which will in turn make them eligible to obtain a Sentricard, as well.  For these folks, the membership and Sentricard will be at a cost, but it may be worth it for a greater ease of access to the properties.
<br><br>
	For those of you concerned about the amount of time that you will spend letting those without a Sentricard into a property, please remember that we have only used the Sentrilock product for two years.  Prior to that, agents would have to let those without a SUPRA key into the properties for whatever reason.  We'll just be backtracking about two years.

<STRONG>MEMBERSHIP NUMBERS STABLE</STRONG>
<br>
	We are pleased to report that membership numbers at your REALTOR(r) Association are fairly steady.  We did experience a drop in membership of approximately 10% in January vs. December of 2008.  This drop was anticipated, and was much less than expected.  Items in our budget have been reduced to compensate for this membership change as well as for the rising costs of supplies and other items needed to run the office.  We only deleted one more member this January than last January, and the number of REALTORS(r) who had to be deleted due to nonpayment dropped by 35%.  The number of retired licenses did increase, but many of those agents expressed a desire to return to the business when the market begins to improve.  Many of you have expressed concern over how the market will affect your Association, and we thought we'd let you know that things are going to be ok.  Your leadership has been scrutinizing all areas of our business over the last few months and has made preparations prior to 2008 in an effort to prevent a lapse of service due to financial issues.  We know that everyone is struggling, and we want you to know that we will stand with you through all of it.  We wish you all the best in 2009!

<STRONG>BACK TO BASICS:  COPING WITH AN UNSTEADY MARKET</STRONG>

	When we first realized that home sales (among other things) were faltering in our area, we reported that it was time to get back to the basics of real estate.  You know, the stuff you did in your first couple of years as a licensee.  For many of you, that was a long time ago - so you have the benefit of a few years of experience under your belt to help fuel your fire.  You don't have to repeat the mistakes you did back then.  For others though, this change came suddenly.  You may have found it difficult to adjust to dealing with the panic of your clients.
<br><br>
With the summer fast-approaching and interest rates at low levels, most are hopeful that buyers will get out there and start shopping.  It's up to you to make sure that their experiences are positive ones so that they will encourage others to consider investing in real estate.  The only way to do this is to get back to the fundamentals of real estate and take things a little slower.  This article is a kickoff to a series of articles designed to remind you of those basic things that all agents should know, but may have forgotten or begun to sidestep over the years.  By getting back to the basics, you will be able to travel back in time with all of the knowledge and experience of your years of service to the industry.
